Why Saskatchewan asphalt needs it

Our summers bake the surface. Our winters freeze and thaw it. Our road salt eats away at it. A fresh sealcoat shields against all four, and it costs maybe two to three percent of what tearing out and replacing your surface would cost. Skipping sealcoat doesn't save you money. It costs you a lot more later.

When to seal it

Wait at least six months after a brand-new pour, the asphalt needs time to release its natural oils first. After that, plan on sealing every two to three years. Skip one cycle and you start seeing fading and tiny cracks. Skip two and you're into repair territory.

What we do on the day

We clean the surface, treat any oil spots, fill any small cracks first so water can't get under the seal, then apply the sealcoat in two even layers. It cures in twenty-four to forty-eight hours. If your lot has stripes, we repaint them once the seal is dry.
